Cancellation, Refund, Rescheduling, Relocation, Check-in & Check-out Policy.
If a booking is cancelled 7 days or more before the scheduled check-in date, the Guest shall be entitled to a 50% refund of the booking amount.
If a booking is cancelled less than 7 days before the scheduled check-in date, no refund shall be payable.
No refund whatsoever shall be payable if cancellation is made within 48 hours prior to the scheduled check-in date and time.
A processing fee of 5% of the refundable amount plus applicable GST shall be deducted from all refunds.
No cancellation, refund or rescheduling shall be permitted for bookings falling on Independence Day Weekend, Republic Day Weekend, Diwali Period, Christmas Period, New Year Period, Long Weekends, Special Event Dates or dates specifically notified by First King Farms.
Failure to arrive on the check-in date without prior written confirmation from First King Farms shall be treated as a No-Show and no refund shall be payable.
Only if specifically offered in writing at the time of booking. If the Guest cancels at least 24 hours before check-in, the Guest shall be entitled to a 100% refund. Any cancellation made within 24 hours of check-in shall not be eligible for any refund. If the Guest has only made a partial payment, no refund shall be payable unless specifically approved by First King Farms.
Certain discounted, promotional, corporate, event-based or special-rate bookings may be designated as Non-Cancellable. No cancellation shall be permitted. No refund shall be payable. Rescheduling may be permitted at the sole discretion of First King Farms.
Approved refunds shall be processed within 7 to 14 working days. Refunds may be made through the original mode of payment, bank transfer, UPI transfer or booking credit. A processing fee of 5% plus applicable GST shall be deducted from all eligible refunds.
Security deposits shall be refunded after inspection of the property and adjustment of damages, missing items, cleaning charges, penalties, utility charges and other recoverable amounts.
Bookings may be rescheduled only subject to availability. Requests received 7 days or more before check-in may be considered subject to availability and tariff difference. Within 7 days of check-in, rescheduling shall be entirely at the discretion of First King Farms. No rescheduling shall be permitted within 48 hours prior to check-in unless expressly approved.
Relocation from one villa/property to another is not permitted after confirmation unless approved by First King Farms.
Check-in: 1:00 PM. Check-out: 10:00 AM. Complimentary early check-in and late check-out may be offered subject to availability.
Extended occupancy charges: Up to 3:00 PM — 20% of one night tariff. Up to 6:00 PM — 40% of one night tariff. Beyond 6:00 PM — Full night tariff.
In exceptional circumstances First King Farms may cancel or modify a booking. Guests shall be entitled to a full refund or a credit note for future booking, if offered. First King Farms shall not be liable for travel expenses, event costs or consequential losses.
These policies shall be governed by the laws of India and subject to exclusive jurisdiction of the Courts at Mumbai, Maharashtra.
